Extended Replacement Cost (ERC)
Definition
Extended Replacement Cost is an endorsement that pays above the stated Coverage A limit by a specified percentage (commonly 25% or 50%) when actual reconstruction cost exceeds Coverage A. ERC was rare pre-2018 and is now considered essential in wildfire-prone counties after the documented underinsurance pattern in the 2018 California wildfires and 2021 Marshall Fire.
