By Severance Calculator Editorial · Updated
What Coverage B covers
Coverage B insures detached structures on your property: detached garages, sheds, fences, retaining walls, in-ground pools and pool houses, gazebos. Industry default = 10% of Coverage A.
When the 10% default is not enough
Properties with multiple outbuildings, detached workshops, or significant fencing can exceed the 10% default. If the sum of detached-structure replacement costs runs above 10% of your Coverage A, increase the limit by endorsement.
Coverage B and detached ADUs
Generally yes if the ADU is not rented and is structurally separate from the main dwelling. Tenant-occupied ADUs typically need a landlord or rental dwelling policy instead.
How to right-size Coverage B
Walk the property and estimate the replacement cost of each detached structure — garage, shed, fencing, pool, retaining walls. If the sum exceeds 10% of Coverage A, increase the limit by endorsement.
